The Historic District Improvement Company (HDIC) has been key to the revitalization of Downtown Albuquerque. Thanks to a number of successes, HDIC has begun to grow a national leadership reputation. Today dozens of communities are modeling the innovations. Key HDIC innovations and philosophies:
Walkable Mixed – HDIC believes in building pedestrian-friendly, walkable, urban developments in Downtown that mix uses, including retail, restaurants, office, arena, hotel and residential.

Design – HDIC ‘buries the box’ in its design, meaning large footprint uses, such as
our 14-screen movie theater and an 180,000 sf parking structure, are hidden by pedestrian-friendly buildings with retail on the ground floor and office or residential on the upper floors.

Financing – HDIC invests with a view to the long-term. HDIC does not have a
short-term exit strategy and invests ‘patient’ equity, working under the assumption that urban projects in walkable places only increase in value over time.

Mixed-Income – HDIC works to establish Downtown Albuquerque as a mixed-income place, where households of all income levels can exist.

High Construction Quality – Due to our patient equity, HDIC builds higher quality construction projects than conventional development allows; HDIC holds for the
long-term.

Environmental Construction – HDIC believes in building according to high environmental standards and incorporates such features as thermal glass, operable windows, etc.

Speed of Redevelopment – HDIC is developing the required critical mass of Downtown development to create an ‘upward spiral’ that is sustainable over the long-term. HDIC is set apart from other developers across the city by its unique and functional vision for the future of Downtown. HDIC has been the catalyst for the revitalization, and HDIC is the future of Albuquerque’s Downtown.
